The tenancy ended on 3 July 2022.

The application seeks lawn mowing and rubbish removal costs.

The hearing took place in Whangarei on 2 February 2024. Ms Daniela represented Kāinga Ora at the hearing. There was no appearance by the tenant.

Ms Daniela provided a copy of the final inspection report including photographs showing the condition of the premises at the end of the tenancy.

The house is on a large section. The lawns were extremely overgrown at the end of the tenancy. The amount claimed for tidying up the lawns is fair and reasonable.

There were some items left behind at the end of the tenancy – a large wooden dining table and four chairs, a mattress / squab, some bagged rubbish, and other items.

Kāinga Ora provided a list / schedule of end of tenancy costs, which includes grass slash $478.50, grass mow $93.15, and rubbish removal $813.92.

The application seeks $1,043.12, which seems to be based on $936.00 for rubbish removal, and $107.12 for lawn mowing. It is not obvious how those figures were calculated.

I am satisfied that the lawns were very overgrown, and it was necessary for the landlord to slash the lawns and then mow them to return the section to a reasonably clean and tidy standard. This is time consuming work. I will award $500.00.

I will award $350.00 for removing and disposing of rubbish. As noted above, there was not much left behind but there were some bulky items.

There was a rent credit of $47.57 at the end of the tenancy that can be applied to the proven costs.

The landlord has been successful in this application and I must also award the landlord the filing fee of $20.44.

There was no bond for this tenancy.
