- The tenancy of Nikki Roche'e Reynolds at Flat A, 52 Convair Crescent, Mangere, Auckland 2022 is terminated, and possession is granted to Kāhui Tū Kaha Limited, at the end of 19 December 2023.

Reasons
- The hearing was conducted on Microsoft Teams.
- Waimaria Bidois attended the hearing by phone. The tenant did not answer the phone when called on three separate occasions. The hearing proceeded in her absence.
- The landlord applies for termination, rent arrears, and reimbursement of the filing fee.
- The rent was more than 21 days in arrears when the landlord applied to the Tribunal for termination. The tenancy is terminated because the Tribunal must terminate in these circumstances. 1
- Ms Bidois provided a rent summary setting out the tenant’s rent arrears. The arrears as recorded in the table above are proved.
- Ms Bidois kindly sought a delayed termination. Termination and possession will occur one week from today. The tenant must vacate the premises by 19 December 2023. The Tribunal orders the tenant to pay the addition week’s rent to the end of the tenancy.
- The landlord having been wholly successful in its application, the Tribunal must order the tenant to reimburse it for the filing fee.
