Reasons
- Ms Chang represented the landlord. The tenants did not attend the hearing. I conducted the hearing by phone. My calls to the tenants could not be connected.
- The landlord has applied for rent arrears and has provided rent records which prove the amount of rent owing as of 14 January 2024, following which a new tenancy started.
- The tenancy was a fixed term tenancy to 15 February 2024, so the tenants remain liable until the premises were re-tenanted. They vacated the tenancy around mid-December 2023.
- The bond is not held at the Bond Centre. I have authorised the landlord to keep the bond. I have deducted the bond amount from the amount of rent owed.
- As the application is successful, the tenants must pay the landlord’s Tribunal filing fee.
