- The tenancy ended on 23 May 2024 according to a previous Tribunal Order.
- The landlord provided rent records to prove the additional rent owing, namely rent in lieu of notice.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The tenants did not leave the premises reasonably clean and tidy and did not remove all rubbish following their deportation. I have awarded the Landlord’s actual and reasonable costs in having the premises cleaned and removing rubbish from the premises, together with tip fees. I also make an award for one- off lawn-mowing costs claimed by the Landlord. The Landlord’s evidence has proceeded unchallenged.
