Reasons
- The hearing was conducted by telephone on Microsoft Teams.
- Both parties attended the hearing.
- The landlord has applied for termination of the tenancy, rent arrears, reimbursement of the filing fee, and payment over of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The Tribunal must terminate the tenancy under s 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records and the tenant provided evidence to reduce the amount the landlord claimed. I am satisfied that the rent arrears stand at $4,440.00 today.
- The tenant must reimburse the landlord for the filing fee.
- The bond is to go to the landlord in part-payment of this order.
- The landlord agreed to a delayed termination date. The tenant must pay her weekly rent on time for the remainder of the tenancy to keep the tenancy and remain in the premises until that end date.
