- The tenancy of Mariah Rangittawa at 19A Russleigh Drive, Dinsdale, Hamilton 3204 is terminated, and possession is granted to Utrust Property Management Limited as agent for Sam Sun, at 11:59pm on 30 July 2024.
- Mariah Rangittawa must pay Utrust Property Management Limited as agent for Sam Sun $2,657.14 immediately, calculated as shown in the table below:
- The Bond Centre is to pay the bond of $1,600 (5518681-008) to Utrust Property Management Limited as agent for Sam Sun immediately.
Reasons
- Ms Rose Liang attended the hearing for the landlord. The tenant did not attend the hearing and did not respond when phoned.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy, being 30 July 2024 of $2,657.14.
