- The Bond Centre is to pay the bond of $2,400.00 (6366871-003) to Barfoot & Thompson Property Limited immediately, calculated as shown in table below.

- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
How much is owed?
- The tenancy ended on 5 August 2024. The landlord provided rent records which prove the amount owing at the end of the tenancy. This rent arrears included in-lieu of notice.
- The application started as an application for termination only.
- By today the tenancy had ended. The landlord had provided invoices and photos for vacated claims.
- The parties agreed to deal with those claims today and the application was varied accordingly. Part of that agreement was that the release in full of the bond would be accepted by the landlord as resolving all matters regarding this tenancy. The tenant accepted this. I am satisfied that this is the quickest path to resolution and the tenant is not disadvantaged by the agreement.
- Therefore, by mutual agreement of the parties, $315.86 is awarded towards the cleaning and repairs required at the end of the tenancy.
- Because Barfoot & Thompson Property Limited has wholly succeeded with the claim I must reimburse the filing fee.
