Only the landlord, represented by Ms Perese, attended the hearing. There was no appearance by the tenant. The start of the hearing was delayed for 10 minutes, and the matter was called for a second time. The tenant still did not attend. As the tenant has been notified, the hearing proceeded in his absence.
The landlord has applied for termination of the tenancy, rent arrears and payment from the bond. The landlord withdraws the claim for compensation for the lock change.
At the hearing, the landlord explained the steps taken to address the rent arrears with the tenant, noting that it had been challenging contacting him. The landlord hopes the tenant will get in touch, but in the meantime, has had to seek termination, since he was not present at the hearing.

Accordingly, the tenancy is terminated under section 55(1)(a) of the Residential Tenancies Act 1986.
The landlord’s rent records prove the amount owing at the end of the tenancy. The landlord agrees to allow the tenant to remain in possession for an additional 7 days, so the tenancy is to end on 29 July 2025.
