- The tenancy of Rachel Anne Havili at Unit/Flat 11G, 15 Whitaker Place, Grafton, Auckland 1010, Columbia Apartments is terminated, and possession is granted to Iota Management Limited As Agent For Steven Zhang, at 5:00 pm on Friday 8 August 2025.
- The Bond Centre is to pay the bond of $1,440.00 (6434537-014) to Iota Management Limited As Agent For Steven Zhang immediately.
- Rachel Anne Havili must pay Iota Management Limited As Agent For Steven Zhang $6,621.10 immediately, calculated as shown in the table below:
Reasons
- The landlord attended the hearing via teleconference. The tenant did not.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy.
- The rent owing to 8 August 2025 is $8,034.00. I order the tenant to pay this amount to the landlord. The bond will be refunded to the landlord to offset the amount payable.
- Further to this, because the landlord has wholly succeeded with the claim, the tenant must reimburse the filing fee.
