Reasons

Both parties attended the hearing. Ms Blackbourne represented the landlords. Ms Sandra Hall represented one of the tenants, Mr Hall. The other tenant, Ms Body-Gordon, also attended.
The landlords applied for an order terminating the periodic tenancy on the grounds of anti-social behaviour by one of the tenants, Mr Hall. They also applied for a rent arrears order.
Section 55A(2) of the Residential Tenancies Act 1986 (the Act) provides that the Tribunal must make an order terminating the tenancy if it is satisfied that on three separate occasions within a 90-day period, the tenant or other person at the premises with the tenant’s permission, engaged in anti-social behaviour in connection with the tenancy, and on each of those three separate occasions the landlord has given the tenant a written notice that contains the information set out in section 55A(2)(b) of the Act. Section 55A(3)(a) of the Act provides that the Tribunal must not make the order if it is satisfied that in doing so would be unfair because of the circumstances in which the behaviour occurred or the notices were given.
The landlords have only issued two notices outlining two instances of alleged antisocial behaviour, one dated 16 May 2025 and the other 3 June 2025. This means that the criteria in section 55A of the Act has not been satisfied. The application for termination of the tenancy for antisocial behaviour is therefore dismissed.
The amount of rent owing has been established and agreed to by the tenants.
The landlords have been mostly unsuccessful in their application. The only success that the landlords have had is for rent arrears which the tenants did not dispute. I therefore make no order for payment of the Tribunal application.
