- Hengliang Wang must pay Mission Property Management Limited as agent for C J Chang and C P Chen $968.61 immediately, being: a. Rent arrears from 30 to 31 October 2025: $32.86 b. Compensation for the locks and new swipe: $247.75 c. Compensation for the missing bed: $200.00 d. Compensation for cleaning and rubbish removal: $460 e. The filing fee of $28.
Reasons
- Only the landlord attended the hearing. 1 This order replaces the order made in this matter on 20 November 2025
- There was a prior hearing in this matter on 20 November 2025 and all the above matters other than the cleaning, rubbish removal and the filing fee were dealt with at that hearing, which resulted in an order being issued.
- The order is recalled and reissued today due to a typographical error in the total amount ordered and also to now include compensation for the additional items claimed.
- The landlord attempted to make further submissions about the rent allegedly owing but since I have already dealt with that at the last hearing I explained I would not be rehearing that issue.
- The tenancy in this matter came to an end on 30 July 2025, by way of a prior order of the tribunal. Under that order, the tribunal ordered that the tenant pay rent up to that date.
- I am satisfied based on the photographs now supplied and the evidence given that cleaning and removal of rubbish were required. I therefore order the sum above, as well as return of the filing fee.
