The Bond Centre is to pay the bond of $2,500.00 (3000521-024) to Lee Robinson and Michelle Robinson immediately as outlined in the table below.

The balance of the application is adjourned to a new face-to-face hearing date.

A full day should be allocated for the next hearing date and set down at the North Shore District Court before the same adjudicator (M Manhire).

The landlord must provide the following evidence by 5pm Friday 5 June 2026: a. Entry, and any routine inspection reports with photographs. b. Exit inspection report (with photographs) taken at the time the tenant vacated the premises in July 2025. c. Paid invoices which provide an itemised breakdown of the repair work carried out, and confirming the exact amount claimed by the landlord. Quotes are not acceptable. d. Confirmation that insurance is not available for the amounts claimed. e. Evidence of any renovations carried out prior to the start of the tenancy in June 2020.

The evidence must be provided by (a) Uploading the documents to the electronic file; or (b) Emailing the documents to aucklandmetrotenancy@justice.govt.nz and copying in the other party; or (c) Filing and serving the documents in person with the Tribunal at North Shore.

Reasons

This application is scheduled for a face-to-face hearing.

The landlord attended the hearing this morning. There was no appearance by the tenant.

The landlord’s application is in respect of vacated damage claims and release of the bond.

Although the landlord provided evidence in support of the claims raised, further evidence is required to substantiate these claims. Out of fairness to the landlord I am prepared to allow them an opportunity to provide this.

Prima facie, I am satisfied that damage was done to the property during the tenancy. On this basis I am prepared to release the bond in full to the landlord.

Accordingly, the matter is adjourned to a new face-to-face hearing date.

The parties will be advised in writing of the new hearing date as soon as possible.
