- The tenancy of Ariana Hirini Turanga at 41 Kelso Crescent, Strathern, Invercargill 9812 is terminated, and possession is granted to Pride Property Management Limited As Agent For Hermani Lloren Amiscua, at 11:59 pm on Tuesday 20 January 2026.
- The Bond Centre is to pay the bond of $2,120.00 (BN-00132564) to Pride Property Management Limited As Agent For Hermani Lloren Amiscua immediately.
- Ariana Hirini Turanga must pay Pride Property Management Limited As Agent For Hermani Lloren Amiscua $4,006.57 immediately, calculated as shown in the table below:
Reasons
- Both parties attended the hearing via teleconference.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed.
- The landlord sought immediate termination. However, I allow the tenant 2 weeks to move out realisitically.
- The tenancy is terminated and possession is granted to Pride Property Management Limited As Agent For Hermani Lloren Amiscua, at 11:59 pm on Tuesday 20 January 2026. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy.
- I order the tenant to pay the landlord $6,098.57 for rent arrears to Tuesday 20 January 2026.
- Further to this, because the landlord has wholly succeeded with the claim, the tenant must also reimburse the filing fee.
