- The tenancy of Santana Biddle at 14 Norfolk Street, Tamatea, Napier 4112 is terminated, and possession is granted to Kāinga Ora–Homes And Communities, at 11:59pm Wednesday 14 January 2026.
- Santana Biddle must pay Kāinga Ora–Homes And Communities $7,521.00 immediately, being rent arrears 7 January 2026.
Reasons
- The landlord attended the hearing via remote teleconference. Two attempts were made to contact the tenant on the telephone number provided. Both attempts were unsuccessful. The hearing continued in the absence of the tenant.
- The landlord has applied for termination of the tenancy and rent arrears.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy. The landlord also provided an updated rent ledger prior to the hearing. Having sighted the landlord’s evidence I am satisfied that the tenant is responsible for the rent debt.
- The claim for rent arrears is proven.
- The landlord does not seek reimbursement of the filing fee.
