- The tenancy ended on 30 November 2025. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy, as ordered above.

- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit.

- The tenant removed a heap pump remote and this had to be replaced
- Following the end of the tenancy, the landlord discovered damage to the sliding door rollers and Aluminium door. This damage was intentional in my view. The landlord is entitled to be compensated for the damage in the amounts ordered above.
- Because Reliable Rental Management Limited as agent for Zhong Family Investment Ltd has wholly succeeded with the claim I must reimburse the filing fee.
