- The Landlord attended the hearing. The Tenants were not available when called.
- The Landlord has applied for termination of the tenancy, rent arrears and refund of the bond.

- The assigned property manager explained, the Tenants have been unresponsive. While they were communicative in the past, they are not responding to her emails and texts about unpaid rent anymore.
- There is a file note regarding calls made to the Tenants by another property manager: the Tenants agreed to continue payments, and yet, there is no detail concerning the reason for non-payment, which suggests the Tenants were not forthcoming about the cause of their non-payment.
- One of the Tenants is on ACC (so receiving at least 80% of their income presumably), and the other is working. There may be some difficulty with income, but it is incumbent on the Tenant to communicate with the Landlord about rent shortfalls and to keep them fully informed. That has not happened in this case.
- The Landlord provided rent records which prove the amount owing at the end of the tenancy.
