- The tenancy of AUDREY F DIXON at 35 West View Crescent, Onerahi, Whangarei 0110 is terminated, and possession is granted to Kāinga Ora– Homes And Communities, at 6.00pm on Monday 11 May 2026.
- AUDREY F DIXON must pay Kāinga Ora–Homes And Communities $1,623.00 immediately, being rent and rent arrears to 11 May 2026.
Reasons
- The landlord attended the hearing. The tenant did not connect to the MS Teams link provided to them and nor did they connect via telephone as instructed in the Notice of Hearing sent to them. The hearing proceeded in their absence.
- 15 minutes before the hearing a family member of the tenant emailed the Tribunal seeking an adjournment. Because this email did not come from the tenant and no supporting documentation was provided in support of the application for an adjournment the hearing proceeded.
- The landlord has applied for termination of the tenancy and rent arrears.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing as at 4 May 2026 is $1,499.00 and I have made an order for rent and rent arrears to be paid to the termination date.
- The landlord did not seek the filing fee or name suppression.
