Reasons

The landlord attended a hearing by telephone.
The tenant did not attend. I called the tenant twice on the contact number provided in the application but both calls went to voicemail.
After the hearing, I received a message from the registry advising that the tenant had called the contact centre to change his telephone number. The timing of that call appears to be either during or after the hearing. In any event, I received the message after the hearing had ended and after I had given an oral decision to the landlord. The parties may wish to refer to the information sheet at the end of this decision.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount of $7,507.14 owing at the end of the tenancy. The landlord claimed rent of $7,910, but that amount was to the end of the current rent cycle on 29 February. At this stage, the landlord is entitled to an award up to the end of the tenancy.
As the landlord was the successful party, I have awarded reimbursement of the filing fee.
