A tenancy is abandoned where the tenant leaves the premises without reasonable excuse, not intending to return or to meet their obligations, and fails to notify the landlord.
On 9 April 2024 the landlord became aware that the tenant had abandoned the premise because the tenants were not responding to communications. When the landlord spoke to their employer, she was advised that they had left the area. She subsequently conducted an inspection which confirmed that they had removed all their belongings.
Because the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately.
