Reasons

The tenant abandoned the tenancy in April 2024.
The landlord’s application seeks rent arrears, rubbish removal, cleaning, and repair costs.
The hearing took place in Kaikohe on 5 December 2024.
Mr Schuetze attended the hearing. There was no appearance by the tenants.
The tenants left the tenancy without giving notice. Mr Schuetze discovered the premises abandoned on 23 April 2024. The claim seeks rent to that date only.
Tenants must leave the premises reasonably clean and tidy and remove all rubbish at the end of the tenancy.
Mr Schuetze provided photographs showing the condition of the premises at the end of the tenancy. The premises were not reasonably clean and tidy. The tenants left behind rubbish including abandoned personal property and furniture.
Mr Schuetze carried out the cleaning, rubbish removal and repairs himself. He is entitled to do the work himself and claim the reasonable cost from the tenant. Mr Schuetze’s hourly rate of $70 is appropriate for handyman building work but not for cleaning and rubbish removal. I will award $40 per hour for cleaning and rubbish removal.
There was damage to the premises during the tenancy. Mr Scheutze is claiming for: a. Replacement of the damaged ranchslider door handle. b. Re-glazing of a broken pane in the ranchslider.
The damage occurring during this tenancy and is beyond fair wear and tear.
The costs of replacing the ranchslider handle and re-glazing the broken pane are proven.
Mr Purt and Mr Schuetze had an agreement about power after Mr Purt began operating a small business from part of the premises. Mr Purt did not pay for power that he used in December 2023 and January 2024. The amount claimed is fair and reasonable.
The bond will be released to the landlord.
The landlord has been successful in the application, and I must also award him the filing fee.
At the hearing Mr Schuetze confirmed that he is not seeking name suppression.
