The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy. Rent arrears
The landlord claimed $278.57 for rent arrears.
Part of the bond was released following a Tribunal order made on 1 July 2022. In that order $413.30 was released to the landlord to cover rent arrears of $392.86 and the filing fee of $20.44.
The documents filed by the landlord does not show that this award was applied to rent arrears.
In an email from the landlord dated 16 September 2024 it states that the money was applied to part of rent arrears, an invoice for a blocked drain, water and a later transfer to rent. It is not clear to me that this money has been applied to the rent as it should have been and therefore that the tenant owes any rent arrears.
Based on the evidence I am unable to make an award for rent arrears.

How much is owed for water rates?

The tenancy ended on 30 May 2024. The landlord sought $313.40 for water rates.
After the hearing the landlord was given time to produce the water rates invoice in support of the claim. One invoice was produced which covers the period from 23 May 2024 until 22 June 2024. This is outside of the period of the tenancy.
Two photographs were produced of the water meter. These are not dated.
It is not clear how the landlord has calculated the amount owed by the tenant for water. Due to lack of evidence that claim is dismissed. Power, rubbish removal and window repairs
At the hearing the tenant agreed that she owed the amount sought for power and the rubbish removal and window repairs. Those amounts are awarded.
Because Barfoot & Thompson Limited As Agent For Kobysh Trust (Taylor, Brad) has substantially succeeded with the claim I have reimbursed the filing fee.
