Reasons

The landlord, Ms Dhingra, attended the hearing.
The tenant, Ms Nguyen, did not attend the hearing. Ms Nguyen did not attend the first hearing on 15 October 2024 either.
The landlord has applied for rent arrears and has provided rent records which prove the amount owing.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy. How much is owed for rent [and water rates]?
The tenancy was a fixed-term agreement, commencing on 16 June 2024, and to be ended on 16 June 2025.
Ms. Dhingra informed me that the tenant had communicated a need to vacate the premises due to a change in circumstances. In response, Ms. Dhingra advised the tenant that she would be responsible for paying rent up to the date of vacating the premises and covering the listing fee.
The tenant stopped paying rent from the week of 4 August 2024.
The tenancy with Ms Nguyen ended on 5 September 2024, as Ms. Dhingra leased the premises to a new tenant starting 6 September 2024.
The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The tenant did not remove all rubbish when vacated the premises and did not maintain lawns during the tenancy.
I have awarded a reduced amount for rubbish removal, as Ms. Dhingra did not provide an invoice. However, she did submit photographic evidence of rubbish left on the premises. While compensation for the rubbish removal is justified, it does not warrant the full amount she claimed.
The amounts ordered are proved. Filing fee
Because Bhumika Dhingra has wholly succeeded with the claim I must reimburse the filing fee.
