Reasons

I was able to contact both parties by telephone initially this morning. The call was disconnected, and I was unable to get through to the tenant (who had said she was at work) when I called back.
The landlord has applied for termination of the tenancy for abandonment, rent arrears and refund of the bond. Termination for abandonment
The Tribunal may terminate the tenancy where the premises have been abandoned and rent is in arrear at the hearing date (section 61 of the Residential Tenancies Act 1986). A tenancy is abandoned where the tenant leaves the premises without reasonable excuse, not intending to return or to meet their obligations, and fails to notify the landlord.
On 18 September 2024 the landlord became aware that the tenant had abandoned the premises when they conducted an inspection because of concerns about pet damage. The tenant did not attend the inspection, and further efforts to contact her were unsuccessful. The landlord provided a couple of photographs which do not show much of the inside of the property. However, I accept that the tenant had vacated without notifying the landlord.
Because the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately. Rent arrears
The landlord provided rent records which prove the amount owing to 19 September 2024. The landlord says only 4 weeks’ rent was paid, totalling $2,800.00. I have calculated the rent arrears based on this information.
Because this was a fixed term tenancy from 8 August 2024 to 6 August 2025, the landlord is entitled to rent to the expiry of the fixed term or the date of commencement of a new tenancy, whichever is earlier (section 61(3(b)). New tenants have not yet been found.
The tenant said she had signed over the bond, but the Tribunal’s information is that it remains at the Bond Centre. The bond is refunded to the landlord in part- satisfaction of the rent arrears. Filing fee and name suppression
The landlord is entitled to the filing fee and to suppression, as requested.
