The tenancy of Virender Singh Chauhan, Rana Vibhu and Depender Singh at 20 Bridgefield Crescent, Flat Bush, Auckland 2016 is terminated, and possession is granted to Baljinder Singh, at 11.59pm on Sunday, 10 August 2025.
The Bond Centre is to pay the bond of $3,600.00 (BN-00069112) to Baljinder Singh immediately.
Virender Singh Chauhan, Rana Vibhu and Depender Singh must pay Baljinder Singh $4,083.03 immediately, calculated as shown in the table below:

This matter proceeded as a phone hearing.
Satwinder Kaur attended as the landlord’s representative.
The Tribunal placed calls to all three tenants. The calls to Vivender Singh Chauhan and Depender Singh both went to voicemail. Rana Vibhu answered the Tribunal’s call and said that he was no longer living in the tenancy and was at work. He then terminated the call.
I am satisfied that all of the tenants have been served with this application in accordance with the service provisions of the Residential Tenancies Act 1986 and so the hearing proceeded in the tenants’ absence.
The landlord has applied for termination of the tenancy, rent and water arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord seeks possession at 11.59pm on Sunday, 10 August 2025 as this is the end of the current rent period and will allow the tenants some time to remove their possessions and to clean the property.
The landlord provided rent records which prove that the amount of rent owing to the possession date is $7,200.00.
The landlord also claims for water arrears owing to 17 July 2025 in the amount of $456.03 and provided water invoices proving the amount owing.
I note that Mr Vibhu said that he is no longer living in the tenancy. Ms Kaur advised that the landlord was never told that he had left and that he has not been released from the tenancy. All three named tenants are therefore joint and severally liable to the landlord for the rent and water arrears. If there is a dispute between the tenants as to is ultimately responsible to the landlord for the rent and water arrears, then that is a matter that could potentially be resolved by the Disputes Tribunal. That is not a matter for the landlord however.
Because Baljinder Singh has wholly succeeded with the claim I must reimburse the filing fee.
