Should the tenancy be terminated?

Rent was at least 21 days in arrears on the date the application was filed and was still in significant rent arrears today. The tenant lost his job and has been trying to find ways to meet his rent payments but has been unable to clear them. The amount of rent arrears has cause financial hardship for the landlord and it cannot sustain any further arrears accruing. The tenancy is terminated from 5:00pm today. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy.
Section 138(1)(a) of the District Court Act 2016, states that the landlord cannot enforce this eviction order for 48 hours and is unlikely to be able to take possession of the premise until Thursday 24 July 2025. This gives the tenant time to move any belongings out of the premise that he wants to retain. The tenant will need to have his belongings out of the premise, the premise reasonably clean and tidy and the keys returned to the property manager by 9am on Thursday 24 July 2025. Section 102(4) of the RTA confirms that applicants that are wholly or substantially successful in proving their claims will have their filing fee reimbursed.
