I am satisfied that the tenant had received proper notice of the hearing time, date and place and chose not to attend.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

The tenancy ended on 25 July 2025 after the tenants and the landlord agreed to the tenants ending the fixed term tenancy earlier than it was due to end 19 October 2025. The male tenant’s father became unwell and the tenants needed to leave New Zealand to attend to his needs.
The tenants agreed to pay their rent up to two weeks before the tenancy ended and to pay the break lease fee of $800.00. The remaining two weeks bond was to be used for the last two weeks rent and the water rates arrears.
The landlord claims the tenants stopped answering the landlord’s calls and paying the rent after the parties had made the agreement to end the tenancy early. They never paid the break lease fee, nor did they pay their water rates arrears of $1,195.08. The landlord issued the tenants with two 14-day notices. The first was issued on 1 July 2025, in relation to the rent arrears. The second was issued on 3 July 2025 in relation to the significant water rates arrears the tenants had owed for some time.
By the time the tenants moved out of the premise on 25 July 2025, none of these debts had been paid.
The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
The landlord has also provided evidence the tenants owed it $800.00 break lease fees to cover the costs of advertising the premise, vetting potential new tenants and other administration costs associated with re-tenanting the premise earlier than provided for in the fixed term tenancy agreement. Reimbursement of filing fee
Section 102(4) of the RTA confirms that applicants that are wholly or substantially successful in proving their claims will have their filing fee reimbursed.
Because Ravenstone Management Limited has wholly succeeded with the claim I must reimburse the filing fee.
