Reasons

- I am satisfied that reasonable steps were taken to contact Ms Kereopa and that the hearing should proceed in her absence.
- The landlord has applied for rent arrears and has provided rent records which prove the amount owing. Background
- By order dated 05 February 2026, the Tribunal adjourned the landlord’s application for termination on the grounds of rent arrears. At that time, the arrears were $209.90 and were relatively low. The Tribunal considered that termination was not justified and allowed Ms Kereopa time to remedy the arrears, including by seeking additional financial assistance or obtaining another tenant. Update since 05 February 2026
- Ms Adams advised that since the previous hearing on 5 February 2026, Ms Kereopa has taken steps to address the situation. In particular, she has secured a new tenant who was added to the tenancy on 2 March 2026.
- Ms Adams also advised that the new tenant has engaged with Work and Income and is in the process of arranging backdated payments, which are expected to substantially cover the current arrears.
- Although the tenancy remains in arrears, Ms Adams acknowledged that Ms Kereopa has made efforts to improve her situation. For that reason, the landlord does not seek termination of the tenancy.
