Reasons

The hearing was conducted via video. Ms Rea appeared for the landlord. There was no appearance by the tenant.
The tenancy commenced on 14 September 2020 and ended on 24 August 2025. The tenant remains a tenant of the landlord in respect of another tenancy. The application was filed on 04 December 2025.
The landlord seeks compensation for cleaning and rubbish removal. The application initially included a claim for replacement of the carpet in the living room; however, this has been withdrawn. The landlord has provided pre tenancy and end of tenancy inspection reports together with invoices.
At the end of the tenancy the tenant must leave the property reasonably clean and tidy and remove all rubbish. See section 40(1) of the Residential Tenancies Act 1986 (Act).
The landlord’s original claim was that the tenant had failed to leave the whole property in a reasonably clean and tidy condition. While I am satisfied that the tenant did not leave some areas reasonably clean and tidy, I questioned the amount claimed in relation to the entire property. Following discussion with the landlord, it is accepted that the evidence establishes the tenant failed to leave the kitchen reasonably clean and tidy. The amount claimed, and therefore awarded, is amended accordingly.
I am also satisfied that the tenant has failed to remove all rubbish. The photographs show household items left in the bathroom vanity cabinet, in the kitchen cupboards, and exterior including a metal frame, children’s bike, mattress, and miscellaneous items.
In the circumstances the amount claimed is reasonable, and it is awarded.
The landlord does not seek reimbursement of the filing fee or name suppression, and no orders are made.
