Reasons
- Both parties attended the hearing which was conducted by video conference.
- The landlord has applied for rent arrears and compensation following the end of the tenancy. The landlord has received the bond and given the tenant credit for it in relation to the rent.
- The landlord provided rent records to prove the amount of rent owing. The tenant sought to end the fixed term tenancy early and the landlord relet the premises from 6 November 2025. Rent is therefore claimed to 5 November. The tenant accepted the rent claim.
- The premises must be left reasonably clean and tidy, and the landlord claims carpet cleaning and lawn mowing costs on the basis that carpet in one of the bedrooms was stained and the grass needed mowing when the tenancy ended.
- Carpet in the bedroom was new at the start of the tenancy and the landlord produced photographs taken at the end of the tenancy showing a white mark or stain on the carpet. The tenant cleaned the premises thoroughly at the end of the tenancy, but I accept that there was a stain and that it was reasonable to have to the carpet cleaned to remove it.
- The amount of the invoice is reasonable and so I have awarded it.
- The landlord’s photographs show that the grass needed cutting on 24 October 2025. The tenant said that she arranged to have them cut on 26 October. I accept that.
- But the tenancy did not end until 5 November, 10 days later. The landlord had them cut on 5 November, the day before the new tenancy started. I find that was reasonable and so I have awarded the cost.
- The landlord has succeeded and so I have awarded the filing fee.
