- Ms Newton represented the landlord. The tenants did not attend the hearing which I conducted by video. I am satisfied that proper notice of the hearing was provided to the tenants.
- The landlord has applied for possession of the premises following the termination of the tenancy by notice properly given on 28 October 2025.
- The tenancy ended on 26 January 2026, which is less than 90 days ago 1 .
- The tenants are still in possession having refused to vacate the tenancy. I have granted the landlord possession on 4 March 2026 to allow the tenants time to vacate the premises.
- The landlord has applied for rent arrears and has provided rent records which prove the amount of rent owing up to 4 March 2026, the end of the current rent period.
- As the application is successful, I have reimbursed the landlord the filing fee paid on the application.
