The landlord has explained the measures taken to address the rent arrears with the tenants, noting there had been two mediations. The landlord was mindful of the tenants’ difficult circumstances, and had been prepared to accommodate them. However, as rent payments have still not been received, immediate termination is sought, to avoid further debt.
Accordingly, the tenancy is terminated under section 55(1)(a) of the Residential Tenancies Act 1986. Rent arrears
