Reasons
- This application was scheduled to be heard by video conference.
- In the Notice of Hearing sent to the tenant by email on 2 March 2026, the tenant was advised that to attend the hearing she was to click onto the Teams link provided in that notice, or ring one of the numbers also provided in that notice.
- The tenant did neither of these things.
- On 16 May 2026 the tenant emailed to advise that she was overseas, wanted to attend the hearing and requested the Tribunal ring her in her Indian number.
- I was unable to connect to that number. In any case the tenant had already been advised as to how to attend the hearing in the Notice of Hearing sent to her. The hearing proceeded in her absence.
- The landlord has applied for compensation following the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- This tenancy was ended by way of a Tribunal Order dated 10 December 2025 – application number 5369903.
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The photographs show that the premises had not been cleaned and that there was a considerable amount of rubbish left behind.

- I note that in the email dated 16 May 2026, the tenant seems to be unaware that her tenancy has terminated. I have requested the landlord to email her a copy of that order.
- I also note that the tenant seems to have issues with the landlord. If she wishes the Tribunal to hear those issues she is to make a formal claim to the Tribunal. C ter Haar 21 May 2026
