Reasons

Both parties attended the hearing.
The landlord has applied for termination of the tenancy, rent arrears and water rates and refund of the bond and reimbursement of the filing fee. Termination
The Tribunal shall make an order terminating the tenancy if satisfied that the rent was, at the date the application was filed, at least 21 days in arrears. 1 Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. I discussed the termination date with the parties, and it is to be 22 May 2026. Rent arrears
The tenant must pay the rent as and when it is due and payable under the tenancy agreement. 2 The tenancy will end of Friday 22 May 2026. The landlord provided rent records which prove the amount owing as at the hearing date and by consent I make an order for rent arrears and rent in advance to the termination date. Water rates and other charges
The tenant is responsible for water consumption charges. 3
The landlord provided an invoice summary which included an invoice for a shower drain to be checked and the lounge walls to be painted. This was disputed by the tenant so this has been deducted from the invoice summary, however the landlord may apply for compensation in respect of this matter as it was not included in the original application.
The balance of the invoice summary, which included alarm maintenance and water rates to 17 March 2026 is ordered by consent Bond / Filing fee
The bond is to be paid to the landlord immediately to offset the amounts ordered.
Because the landlord has succeeded with the claim I must reimburse the filing fee. Suppression
The landlord did not seek name suppression.
The tenant applied for name suppression. This was opposed by the landlord. 1 See section 55(1)(a) Residential Tenancies Act 1986. 2 See section 40 (1)(a) of the RTA. 3 See section 39 RTA.
The Tribunal may, on the application of any party to proceedings, having regard to the interests of the parties and to the public interest, order that the name of a party not be published and may attach any conditions to that order the Tribunal considers appropriate. 4
Given the level of rent arrears, I consider the public interest outweighs any interest the tenant might have in name suppression and decline to order name suppression for the tenant.
