Danny Ian Porter must pay Inspire Real Estate As Agent For Peter Seng Tuck Low, Amy Yook Siew Fong And Kuan Yap As Trustees Of The Low Family Trust $3,605.30 immediately, calculated as shown in table below.

Both parties attended the hearing which was held by teleconference.
I note that a former tenant, who I will not name here because it was agreed that he had nothing to do with this claim, was removed as a respondent.
The landlord has applied for rent arrears, compensation, payment of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

The tenancy ended on 6 March 2023. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy, as described in the above table.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The tenant accepted at today’s hearing that he did not leave the premises reasonably clean and tidy and did not remove all rubbish. At today’s hearing the invoice for remedying this issue was reduced from the claimed $1277.30 to $800.00 by agreement.
Mr Porter also accepted the cost of replacing the light bulbs and the heat lamp which at the hearing was reduced from $331.78 to $250.00 to take into account that the power point repair ought not to have been claimed. Filing fee reimbursement
I have ordered Mr Porter to reimburse the filing fee to Inspire Real Estate As Agent For Peter Seng Tuck Low, Amy Yook Siew Fong And Kuan Yap As Trustees Of The Low Family Trust because they have wholly succeeded with the claim. Suppression
Section 95A of the Residential Tenancies Act 1986 provides that: (1) The Tribunal may, on the application of any party to the proceedings or on its own initiative, having regard to the interests of the parties and to the public interest order that all or part of the evidence given or the name or any identifying particulars of any witness or party not be published. (2) An order may be subject to any conditions that the Tribunal considers appropriate. (3) If a party that has wholly or substantially succeeded in the proceedings applies for an order that their name or identifying particulars not be published, the Tribunal must make the order unless the Tribunal considers that publication is in the public interest, or is justified because of the party’s conduct or any other circumstances of the case.
I have not ordered suppression of either party’s name. This is because the landlord did not apply for it and because at today’s hearing the tenant did not advance any particularly compelling reasons as to why his name ought to be suppressed. I explained at today’s hearing that because he left the tenancy with significant arrears future landlords would have a legitimate interest in being aware of his history as a tenant.
