How much is owed for rent and water rates?

The tenant gave notice of intention to end the tenancy on 11 October 2023. Rent was paid to 13 October 2023. The tenant had not fully vacated and did not empty the premises and return the keys until 14 October 2023.
Section 60(1) provides that where a tenant remains in occupation after a tenancy has ended, all the tenant’s obligations continue until the tenant vacates. The tenant is accordingly liable for rent until 14 October 2023.
The landlord has provided water rates invoices and the final meter reading which prove the water rates owed.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
Final inspection photographs provided by the landlord show that in some respects the premises were not left reasonably clean and tidy. There was some rubbish left and some surfaces needed more cleaning.
The tenant is required to leave the premises in a reasonably clean and tidy condition, not to leave it in a market ready condition ready for the next tenancy to begin. For that reason, the amount awarded is less than the full amount paid by the owner to have the premises cleaned between tenancies.
The photographs show that the grounds were not left reasonably tidy and the landlord is entitled to be reimbursed the cost of having them weeded and sprayed as claimed.
The amounts paid by the landlord for the work claimed are proven by invoices provided.
Because KHMG Investment Management Limited has largely succeeded with the claim I must reimburse the filing fee.
