The landlord is claiming for repairs that need to be carried out on the property. The tenants have fixed some damage to the property caused during this tenancy. However, there are still some repairs that need to be carried out. During this tenancy, a window has been smashed and a large pink stain has occurred on the carpet. The landlord has provided invoices for the cost of the repairs to the window and carpet.

The landlord is seeking to claim for the cost of removing and replacing sealant in the bathroom shower. The shower was not cleaned as required and the result was excessive mould growing in the silicon sealant. The landlord provided photos of the shower at the pre let inspection and during the tenancy. The shower was very heavily mouldy and the sealant black. The tenants sought to replace the sealant but used the wrong product. The landlord has provided an quote from 182 Plumbing LTD for $483.00 to remove the incorrect sealant and replace the appropriate sealant to the shower.

I am satisfied that the landlord has proven their claims for the repairs to the window, carpet and shower.

The bond is to be refunded to the landlord immediately to offset some of the debt owed to the landlord by the tenants.

Because Rentout Limited - As Agent for Minbhav Investments Limited has wholly succeeded with the claim I must reimburse the filing fee.
