The landlord and one other person completed the cleaning of the house and tidying of the grounds themselves and the amount invoiced (at $25 per hour) is reasonable in the circumstances, being $700.00.
The tenant left many unwanted items of damaged furniture and other rubbish which the landlord had pay to have removed and dumped. The landlord provided an invoice showing the cost of collection and disposal being, $454.25.
The amounts ordered are proved.

If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. During the tenancy there was damage to the garage door and to the internal heat pump unit. The landlord repaired the damage himself, again charging a rate of $25.00 per hour (total of $150.00). The damage is more than fair wear and tear, and the tenant has not disproved liability for the damage.

As Geoff Hall has wholly succeeded with the claim I must reimburse the filing fee.
