The hearing was conducted by telephone. Mr Wilkinson attended the hearing for the landlords. The tenant did not attend. The call to her at the time of the hearing could not be connected.
The landlords have applied for rent arrears, compensation, payment of the bond and reimbursement of the filing fee following the end of the tenancy. Rent
The tenancy ended on 19 April 2024 following a termination notice served by the landlords on the tenant. The tenant vacated the premises approximately three weeks before that date without giving notice. The landlord provided rent records to prove the amount owing at the end of the tenancy. Two heat pump remotes supplied to the tenant were missing at the end of the tenancy.
The was damage to two walls and two kitchen cupboards during the tenancy. The damage is more than fair wear and tear, and the tenant has not disproved liability for the damage.
The amounts ordered were proved by the production of photographs, invoices and evidence given by Mr Wilkinson.
Except for the cleaning, Mr Wilkinson carried out the necessary work himself. I have assessed compensation for his time for water blasting and rubbish removal based on a rate $30 per hour plus expenses. Mr Wilkinson is a qualified carpenter and I have assessed compensation for his time for wall repairs, painting and cupboard repairs at $60 per hour plus expenses.
The landlords have been substantially successful and so I have awarded them the filing fee.
The bond will be paid to the landlords and the tenant must pay the landlords the remaining liability.
