The landlord withdrew the claim for the damage to the granite benchtop and successfully proved the damage to the wallpaper and garage door were as a result of the tenant’s, or persons in the premise with her consent, careless acts or omissions during the tenancy and that the damage is more than fair wear. The tenant has not disproved liability for the damage.

I have considered betterment and depreciation.
