Reasons

Only the applicant landlord attended the hearing.
The tenancy agreement confirms that Mr Ramsey is the only named tenant. This order reflects that, and Ms Ramsey is removed, while she was an occupant she was not a tenant.
Mr Ramsey had provided a written response to the claims made this morning, he advised that he disputed a claim for repairs to the bedroom ceiling and had paid the electricity charges that were being claimed. He did not request an adjournment, so his response was treated as a written reply to the claims made.
The damage to the ceiling predated the tenancy (as confirmed by the pre- inspection report) so the landlord withdrew that claim.
The landlord accepts that it is likely the electricity has been paid but asked that Mr Ramsey provide confirmation of the actual payment made. He should contact the property manager and do that as soon as possible.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

The tenant must also replace standard light bulbs.
The tenant did not leave the premises reasonably clean and tidy, and did not remove extensive rubbish. The carpets were stained throughout the home. The lawns and gardens were overgrown and required extensive remedial work.
The claim for cleaning/water blasting the exterior of the house is dismissed. That is a landlord maintenance responsibility.
The amounts ordered are proved.
Because Be Marlborough Limited As Agent For Bryce Mcintyre & Hannah Maher has substantially succeeded with the claim I have reimbursed the filing fee.
No suppression order was requested and the public interest requires publication of the order.
