Reasons

Ms Barlow, property manager for the landlord attended the hearing, which was conducted by phone. The tenant could not be reached. Ms Barlow said that she had not had any luck recently with the phone number provided, but had received an email on 11 April 2025 from the tenant and had asked her for a number but had received no further reply.
The tenancy ended on 23 September 2024. The landlord had continued to communicate with the tenant about some outstanding amounts. She provided screen shots of text communication from early November in which the tenant had agreed to make payments of $100 a week. These had started but not continued.
The email address provided on the tenancy agreement as the address for service is the one the Tribunal has used. Ms Barlow explained that because the tenant owes money, her file is “active” on their system which had generated an email advising the tenant of a routine inspection. She provided a copy of that with a reply from the tenant querying why she had received this when she no longer lived at that address. The email address is the same as the one provided to the Tribunal. I am satisfied that she had received notice of the hearing.
The landlord has applied for $510.17 compensation, and reimbursement of the filing fee following the end of the tenancy.
The landlord submitted an invoice for $1,024.08 for cleaning. The parties had reached agreement about payment of some items from the bond and that had been released to the landlord. The sum of $510.17 remains outstanding.
At the end of the tenancy, the tenant must leave the premises reasonably clean and tidy. The invoice included carpet cleaning and washing of walls, which is not ordinarily required at the end of the tenancy. Ms Barlow said that it looked as though no cleaning had been done. The marks on the carpet and walls were extensive. She provided photos confirming this.
I am satisfied that the premises had not been left reasonably clean and tidy and that cleaning of the walls and carpet was required.
The amounts ordered are proved.
Because Opes Property Management North Limited has wholly succeeded with the claim I must reimburse the filing fee.
