Both parties attended the hearing.
Mr Vasudewan attended for the tenants. Ms Manor did not attend. I made multiple calls to her mobile during the hearing but all of them went to voicemail.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

The tenancy was for a fixed term from 3 January 2025 to 2 January 2026. Within a month of the tenancy starting, the tenants requested early termination which was granted.
The tenancy ended on 15 February 2025. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
The landlord also claimed an early termination fee of $1,725. The claim was supported by an estimate of early terminations costs provided to the tenant. The landlord did not provide evidence of the time and costs actually incurred in finding a new tenant. I accept that some cost was incurred and award $900 having regard to similar claims.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy. The landlord provided photographs and a receipt for the cleaning costs. The amount ordered is proved.
A claim for painting was withdrawn at the hearing.
As the landlord was the successful party, I also award reimbursement of the Tribunal application fee.
Mr Vasudewan did not dispute the claims. Rather, he thought that he should be ordered to pay half of the amounts claimed, and the other tenant pay the other half. This was a joint tenancy. The tenants are individually, and collectively, liable for the whole amount owed.
