Reasons

The landlord attended the hearing which was held by teleconference. The tenants did not attend. The tenants were contacted on the contact numbers listed in the application but without success. I was satisfied that adequate service of the hearing has been completed and proceeded with the hearing in the tenants’ absence.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

On 17 March 2025, the landlord received an email from the tenants stating that they had vacated the apartment due to financial hardship. The landlord provided rent records confirming the arrears owed as of that date, including rent in lieu of notice, which extends the tenants’ liability for rent through to 7 April 2025.
