Claim types — money lines allowed on this order
Order
- Sheryl-lee Mereiwhai Andrews must pay Urban South Limited $1,172.78 immediately, calculated as shown in table below.
- The Bond Centre is to pay the bond of $3,120.00 (3227528-004) to Urban South Limited immediately.
Reasons
- Both parties attended the hearing.
- The landlord has applied for rent arrears, water rates, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent and water rates?
- The tenancy ended on 11 April 2026. The landlord provided rent records and water rates invoices which prove the amount owing at the end of the tenancy.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish.
- The landlord’s claims for kitchen cabinetry repairs and lost sleepout key are unsuccessful.
- I prefer the tenant’s evidence that she was not provided with a sleepout key.
- The tenant also reported in the first few months of the tenancy in 2023 that the kitchen drawers needed repairing but the landlord had not responded to the tenant’s notification of repairs. The tenant has emailed the landlord a reminder in April 2023 but there is no evidence from the landlord that the tenant’s complaints have been looked into.
- Only the amounts ordered are proved.
