Reasons

The landlord attended the hearing by telephone. An attempt was made to join the tenant to the hearing by telephone, but the call went to voicemail. I am satisfied that the tenant had notice of the hearing. The hearing proceeded in the tenant’s absence.
The landlord applied for termination, rent arrears, disposal of goods, cleaning, lock replacement and refund of the bond.
The landlord provided a rent summary, but it did not include the first rent payment paid by the tenant on 19 or 20 November 2024 just before the tenancy began. I have added that amount to the total paid by the tenant.
It was not clear what date the landlord sought rent arrears to. The landlord had attended at the premises for inspections and had seen the tenant there on one occasion and on the other two occasions there were other people there and then there was no one there. The landlord was unable to provide any evidence on the dates when she attended at the premises.
At the hearing the landlord did not seek termination of the tenancy because the landlord took possession of the premises without an order from the Tribunal. There is no evidence to establish when the landlord took possession of the premises although there is an invoice dated 20 May 2025 for change of the digital front door lock. I have awarded the claim for changing the lock.
Given that the tenant no longer was able to access the premises I have granted rent arrears to the date that the lock was changed.
The landlord also claimed for disposal of goods and cleaning. There was no evidence produced in relation to the disposal of goods. In relation to cleaning an undated invoice without GST was produced. It is not clear when this cleaning took place. I am unable to award for cleaning on the invoice produced.
A quote was produced for painting at the premises. I am told that the painting has been completed but no invoice was available at the hearing. That claim is dismissed.
Because Taylormade Property Management Limited has substantially succeeded with the claim I have reimbursed the filing fee.
