Order
- Angela Lee Johnston must pay Nancy Wang and Yuqi Zhang $5,566.77 immediately, calculated as shown in table below:
Reasons
- Ms Wang represented the landlord. The tenant did not attend the hearing. I conducted the hearing by phone/video. My call to the tenant went to voicemail.
- The landlord has applied for rent arrears, compensation, and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent?
- The tenancy ended on 1 October 2025. The landlord provided rent records which prove the amount of rent owing at the end of the tenancy. The rent owing was $6,943.57. The landlord has since received the bond of $1,530.00 which she has applied to the arrears. The amount now owing is $5,413.57.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit 1 .
- The tenant did not leave the oven reasonably clean. The carpets were stained and had to be cleaned. To limit costs, the landlord hired a rug doctor rather than contract a commercial carpet cleaner.
- The amounts ordered are proved by invoices and photos.
- I have awarded the landlord the filing fee as the application is successful.
