- The landlord attended the hearing, set down to be conducted via video conference. There was no entry into the conference by the tenant, nor any prior contact with the Registry. Calls to the tenant were attempted but unsuccessful.
- The landlord has applied for compensation and reimbursement of the filing fee following the end of the tenancy.
- The claim for pest control was withdrawn at the hearing.

- The tenancy ended on 12 August 2025 after a previous conditional termination order became effective. That is under enforcement action.
- The landlord provided the water invoice which proves the amount owing at the end of the tenancy is as ordered. Fixed costs in that invoice were not sought.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The landlord claims the tenant did not leave the premises reasonably clean and tidy, nor the carpet, and did not remove all rubbish. The lawns and gardens required some work.
- The landlord provided entry and exit photos as well as invoices for the efforts claimed. The evidence was reviewed during the hearing and while some cleaning had occurred, I accept that there was a need for further attention to return the premises to a reasonable condition.
- Invoices were supplied and the evidence of need aligned with the costs as sought. I consider the invoices are established as reasonable and they are awarded in full.
- The curtains had been replaced by the tenants and the original ones dumped I the garage area without explanation. The replacement curtains were of a lesser quality, and in one instance second-hand. They were new in 2023 at a cost of $855.00. The landlord sort compensation of $178.00 for the diminished quality of the replaced curtains. The photos support the claim and the amount sought is awarded. Filing fee
- Because Bay City Rentals Tauranga Limited As Agent For Grant, Isaac And Jane Ford has wholly succeeded with the claim I must reimburse the filing fee.
