- The landlord attended the hearing, conducted via teleconference. Two calls to the tenants went unanswered and to voicemail. I was satisfied adequate service had completed and I continued with the hearing. The landlord has not heard from the tenants since their vacate.
- The landlord has applied for rent arrears and compensation for cleaning to be paid via the bond, as well as reimbursement of the filing fee, following the end of the tenancy.

- The tenancy ended on 20 October 2025. The landlord provided rent records which prove the amount owing at the end of the tenancy was $2,028.57. This sum accrued at the end of the tenancy when rent was not paid for the last three weeks.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.

The landlord provided photos that establish the need for some additional cleaning and an invoice for that costing $260.00 was produced. The claim is accepted in full.

- Because Bronwyn Kay Agency Limited As Agent For David Danks has wholly succeeded with the claim I must reimburse the filing fee.
