- The Bond Centre is to pay the bond of $3,480.00 (BN-10089272) to Mills Gibbon And Co Limited T/A Collective First National As Agent For Venkat Manoharan & Nithya Rose immediately.

- The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
How much is owed for rent?
- The tenancy ended on 2 January 2026. The landlord provided rent records which prove the amount owing at the end of the tenancy.
- The tenant claims that the weekly rent was too high (in the period before October 2025) but has not applied for a market rent assessment under s24 Residential Tenancies Act.
- The tenant applied for an adjournment to make its own application. That request was declined. The tenant has had many months to make an application. However, I have allowed a stay of enforcement of Order 1 above to provide the tenant with a final opportunity to make a cross-application, by 4pm on Tuesday 14 April 2026.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The tenant did not leave the premises reasonably clean and tidy and did not tidy the garden area at all. The landlord provided photographs and receipts for costs incurred.
- The landlord claimed $362.25 for cleaning. The photographs show that the premises were, generally, reasonably clean but that some stain removal was required. I ward $200 for cleaning.
- The tenant claimed that it could not do the gardening because the landlord had not removed fallen tress from the property. Those trees were, in fact, small dead saplings. It appears that the tenant had not done any gardening for the duration of the tenancy. The dead saplings did not prevent general weeding and garden work. I award $287.50 as claimed.
- I also award reimbursement of the Tribunal application fee.
