- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy and remove all rubbish. See section 40(1)(e) Residential Tenancies Act 1986.
- The landlord provided photographs which show that tenant left a considerable amount of items and rubbish inside and outside the property. No effort had been made to clean or tidy the premises.
- The landlord provided invoices for two skip bins ($1,084) and for labour loading them ($1200). There were some further items that could not be placed in the bin. There was a further $252.00 for labour plus tip fees of $49.58 to take that to the tip.
- After the property had been cleared, cleaning was required. The property manager said that the carpet was filthy and the premises smelt and so carpet cleaning was also required. Invoices were submitted for the amounts ordered.
- The amounts ordered are proved.
- Because Far North Real Estate (2025) Limited As The Agent For Les & Heather Newth has wholly succeeded with the claim I must reimburse the filing fee.
